We are seeking Apartment Facility Maintenance Tech II in the Puget Sound area to assist in the overall completion of apartment unit turnover, repairs, renovations, work orders, projects and on call emergencies within the property. The position will be directly responsible for carrying out all duties as assigned by Community Manager and Maintenance Mgr.
*These positions are Temporary Assignments based on the needs of our clients
*Rate of pay $29-$0 an hour DOE
Requirements:
2+ years experience in apartment maintenance or related experience including basic knowledge of plumbing, electrical and carpentry.
Must have a Valid driver's license, and a good background check required.
Ability lift up to 50 lbs. push and pull up to 100 lbs. daily, climb stairs and ladders and reach for supplies and perform overhead painting.
Demonstrated ability to understand and carry out both verbal and written instructions and directions
Responsibilities include:
Performs daily service, routine and preventative maintenance in units, apartment maintenance including prep work and painting, common areas and all grounds.
Prepares move-in inspection report with new and vacating residents
Performs self-safety inspections around complex and with co-workers.
Repairs roof, plumbing, electrical, appliance and carpentry for complex.
Tracks key/lock system and changes locks as needed.
Installs new appliances such as dishwashers, ranges and refrigerators.
Provides courtesy services for tenants, such as delivering packages, routine and preventative maintenance for pool/spa.
Repairs and repaints interior and exterior of common areas as needed.

- Performs preventive maintenance for lighting, power distribution equipment (breakers, disconnects, switches, etc.)
- PLC programming.
- Installs and repairs electrical systems, electrical/electronic components of industrial machinery and equipment according to electrical code, manuals, schematics, diagrams, blueprints.
- Performs lubrication, service, and minor maintenance for equipment.
- Installs power supply wiring and conduit for newly installed machines and equipment/
- Diagnoses malfunctioning apparatus, such as transformers, motors, and lighting fixtures using test equipment.

Summary:
Responsible for performing highly diversified duties to install, troubleshoot, repair and maintain production and facility equipment according to safety, predictive and productive maintenance systems and processes to support the achievement of the site’s business goals and objectives.
Essential Duties:
- Perform preventative maintenance on buildings including but not limited to: skilled carpentry, electrical, painting, plastering, dry walling, plumbing, heating, limited air conditioning and mechanical repair work, door hardware, keying, exit and emergency lighting.
- Repair electrical switches, outlets, lighting systems and fixtures.
- Perform plumbing work including the installation, repair and replacement of plumbing fixtures including sinks, toilets, faucets, water heaters and pipes; clear obstructions from water and sewer lines.
- Perform adequate level of carpentry work including the repair of walls, windows, siding and doors
- Inspect building facilities to identify building maintenance needs; complete inspection and preventive maintenance reports, recommend, prioritize, and perform corrective maintenance as required.
- Install, maintain and repair a variety of floor coverings such as carpeting, tile, linoleum and wood; experience with fabrication and installation of laminate countertops
- Operate, maintain and repair a variety of mechanical tools and equipment such as power saws, power sanders, drills, air compressors, paint sprayers, generators, pressure washers, landscape equipment, and various hand tools required for carpentry, plumbing, and maintenance skills.
- Read and interpret sketches, diagrams, and blueprints
- Communicate with facilities management about any work that requires outside expert assistance
