MAINTENANCE TECHNICIAN

The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Maintenance Technician is also responsible for the make-ready process in a manner consistent with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager. 


Essential Duties & Responsibilities

  • Community Maintenance  
  • Regular/daily onsite attendance is required 
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner 
  • Ensure all repairs and replacements necessary for community common areas and units 
  • Assist with the scheduling and performance of all maintenance/repair-related turn events 
  • Assist in the daily clean up of the exterior of the community, including grounds, breezeways, and all common areas 
  • Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs 
  • Inspect grounds, buildings, and other community features daily to daily to identify, minimize and correct hazardous property conditions or liability concerns 
  • Maintain preventative maintenance program that extends the life of the community while minimizing future repairs 
  • Responsible for understanding and following Asset key policy 
  • Maintain well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines 
  • Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices 
  • Participate in unit inspections as requested 
  • Assist Maintenance Supervisor with monitoring inventory of equipment and supplies as requested 
  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc. 
  • Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit 
  • Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager 
  • Participate in on-call emergency at community 
  • Utilize property resources, equipment and supplies economically  
  • Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager 
  • Customer & Resident Relations 
  • Manage excellent customer service and monitor service request turnaround and responsiveness  
  • Projects a favorable image of the community to achieve property objectives and public recognition 
  • Ensure consistency in dealing with residents on all matters 
  • Enforce policies of the community that the immediate supervisor delegates 


Education/experience

  • High School Diploma or Equivalent
  • Ability to understand and perform all on-site software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.


Physical requirements

  • While performing the duties of this job, the employee is regularly required to move about to accomplish tasks or move from one worksite to another

MAINTENANCE SUPERVISOR

The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. Summary

The Site Manager, HIM Operations under the leadership of the Director of HIM Operations, is responsible for providing daily operational leadership for the HIM Department in one or more hospitals. Education:

Track 1: RHIA credential, with three years of progressive HIM experience.

Track 2: RHIT credential, with five years of progressive HIM experience.

Work Experience:

HIM Department Director experience in a hospital preferred, with the ability to independently manage Joint Commission and State Board of Health surveys, and represent HIM in local leadership meetings. Must demonstrate team-building experience, and process improvement concepts, to positively influence the work environment.

Salary Range: Minimum 37.31 per hour - Maximum 65.30 per hour. Compensation will be commensurate with equity and experience for roles of similar scope and responsibility.

You’ll supervise branch operations in the BM’s absence, and implement consistent business processes to deliver exceptional customer experiences.

A successful ABM is a dynamic communicator who translates business priorities into actionable goals, and empowers colleagues to embrace and execute strategies with confidence. With a strong focus on financial acumen, you’ll guide sound decision-making by understanding the branch’s outcomes and leveraging key business drivers to achieve success.

As a visible and engaged brand ambassador, you will connect with the local community to cultivate new customer relationships and deepen existing ones.

Qualifications, Education, Certifications and/or Other Professional Credentials

  • Required Qualifications
    • High School diploma or equivalent required
    • 2 or more years of sales experience in Retail or Branch Banking environment 
    • Proven ability to coach and develop others to drive sales results and operational excellence in a high-volume branch environment
    • Successful record of driving an exceptional customer experience validated through customer satisfaction surveys
    • Strong financial, risk and business acumen including experience interpreting reports to drive productivity
    • Strong organizational skills including the ability to manage multiple responsibilities to prioritize and delegate while delivering results
    • Strong interpersonal skills including ability to build customer-base by approaching and establishing dialogue with customers
    • Maintain an active role through partnerships with community and civic organizations 
    • Ability to travel, as needed, to required trainings and/or other branch locations 
    • Meet and comply with all requirements set forth in the SAFE Act, including, but not limited to, successful completion of the pre-employment screening checks and obtaining a unique identifier from the NMLS
  • Preferred Qualifications
    • Associate’s or Bachelor’s degree preferred

Pay Transparency

The salary range for this position is $27.62 - $31.36 per hour plus an opportunity to earn additional incentive earnings. Actual pay is based on various factors including but not limited to the work location, and relevant skills and experience.
