Asset Management Analyst

Position Summary:

Reporting directly to the Director of Asset Management, you will work closely with the entire Asset Management team. What You Will Do:

As an Asset Management Analyst, you will be responsible for a variety of tasks aimed at optimizing the performance of Bonaventure’s investments. Your key responsibilities will include:

• Investment Management:
  • Assist in implementing and executing comprehensive plans to manage all investments to peak performance.
  • Develop and execute asset strategies to maximize total return for each asset in the portfolio through the analysis of property efficiencies, identifying opportunities for improved performance, and monitoring and mitigating risks.
  • Conduct budget forecasting and re-forecasting for existing and new assets, ensuring accurate financial planning and performance tracking.
• Data Analysis and Reporting:

• Review and report on financial, operational, and market results for the portfolio versus budget and historical performance.
• Prepare detailed reports on asset performance, including financial metrics, operational efficiency, and market trends.
• Provide insights and recommendations based on data analysis to support decision-making processes.

• Problem Solving and Strategic Planning:
  • Engage in frequent problem-solving, anticipating future potential problems, and developing proactive solutions.
  • Collaborate with various departments, including marketing, IT, and customer service, to ensure seamless execution of asset management strategies.

Asset Management Associate

Position Summary:

Bonaventure is looking for an Asset Management, Associate to oversee its Bonaventure Multifamily Income Trust (“BMIT”) investments. This role is accountable for assisting in driving and creating value for our existing and growing portfolio of multifamily properties. You will be constantly evaluating our portfolio’s assets and their performance. In this position, you will report to BMIT’s Portfolio Manager and have a vital role in identifying and executing various strategies to maximize asset and portfolio value. This role works in close collaboration with the Capital Markets, Acquisitions, and Debt & Dispositions departments to execute investment management strategies and decisions.

What You Will Do:

• Support the investment management of all BMIT investments, driving alpha for the existing 18-property, ~$1.0bn GAV portfolio and all future investments.
• Support and execute comprehensive strategies to manage all properties to Peak Performance (identify and execute value-add strategies, identify operational efficiencies, maximize the value of each asset and ensure actions are executed by our Property Management).
• Monitor asset performance on a weekly, monthly, and quarterly basis by reviewing leasing and financial trends, holding calls with Property Management to discuss strategy, issue management, and planning.
• Review financial, operational, and market results for the portfolio vs. budget and historical performance.
• Assist with tax oversight, assist with insurance claims and legal issues, work with our Debt & Dispositions team on lender compliance items.
• Assist the acquisitions team in reviewing their underwriting to further validate performance assumptions.
• Discuss asset needs and assist in providing credit/equity recommendations.
• Assist with the annual budgeting and quarterly reforecasting process for existing and new assets.
• Regular use of Excel models to support and analyze decision making.

There will be a travel component for capital expenditure, acquisition, and general inspection property walks. Summary of Position:

The Asset Management Associate will assist in all aspects of the Company’s investments activities, and work with property management, regional development offices, Controllers, and the Investments team to ensure a proactive approach to internal and external compliance, reporting standards and partner communication.

Principal Duties and Responsibilities:

• Assist Senior Asset Managers in setting and implementing property level business plans to maximize property value by meeting or exceeding underwriting assumptions.

We are currently looking for an experienced Asset Management Analyst to join our team in our Los Angeles office. The position will support the Asset Management team and be responsible for various facets related to the life cycle of residential developments. Reporting to the Chief Investment Officer, this position has the following key responsibilities:

• Assist in reviewing monthly financial and operating reports to measure how property and portfolio performance aligns with budgets and business plans;
• Prepare and present monthly, quarterly, and annual reports detailing property and portfolio performance relative to budget, internal and external benchmarks, and established goals;

Salary: $85,000 - $120,000/annual DOE

The Associate will play an important role on analyzing property-level transactions including capital renovation/reposition projects, leasing activity, operations, financing events, dispositions, and recapitalizations.

The role will also support the evaluation and execution of acquisitions & developments alongside senior management. The Associate will be involved in all aspects of the deal process including financial analysis, market research, due diligence, financing, business plan development, and closing.

Additional responsibilities will include preparing property-level and investor-level reports, tracking property-level budgets and performance against relevant benchmarks, as well as ad-hoc analysis to support the asset management and acquisitions teams for both existing and new investments.

ESSENTIAL FUNCTIONS:

Asset Management

• Support asset management activities, including repositioning strategies, refinancings, and dispositions
• Prepare and present quarterly and annual asset management and portfolio reports, cash flow forecasts, and waterfall distribution analyses
• Provide recommended solutions to any operational issues that could impact the financial performance of an asset
• Track market activity and maintain database of lease and sales comps

Portfolio Management

• Manage and track portfolio and asset performance & compliance, including portfolio sensitivities on financing, operations, and leasing to assist senior management and investment partner review of strategic and risk management decisions
• Assist with investment and accounting teams to assess cash flow needs, capital requirements, and property-level distributions on a monthly basis
• Coordinate with lenders for reporting, covenant calculations, draw requests and hedging activities

Operations

• Build and maintain detailed financial models utilizing Excel and Argus for acquisition and development projects that incorporate various scenarios, capital structures, and cash flow distribution waterfalls
• Monitor the management of capital renovation projects and operating activities
• Analyze proposed leasing transactions for deal approvals and interface with brokers
• Manage workflow with on-site personnel, property management, and accounting teams

MARGINAL FUNCTIONS:

QUALIFICATIONS:

Education:

• Bachelors degree in a related field (business, real estate, etc.) required

Training & Experience:

• 5 to 7 years minimum experience in either a real estate role (asset management, acquisitions, development, structured finance, investment sales) or advanced financial role (investment banking analyst program, management consulting, Big 4 accounting)
• Experience with Argus is preferred, but not required

Technology:

• Proficient in Microsoft Office; specifically, Excel, Word and PowerPoint
• Computer literate able to prepare correspondence, access information from property management software and conduct business via e-mail and internet.
• Experience with Yardi and Argus and other property management and analysis software is a plus
