POSITION SUMMARY:
Maintains and oversees electrical, general, and preventative maintenance, and resolves immediate operational and safety concerns.

ESSENTIAL FUNCTIONS:
- Installation and maintenance of 9- Volt to 480- Volt Electrical Systems and equipment.
- Maintenance activities include but not limited to equipment operational condition readings and adjustments, light bulb, and ballast replacement, plumbing repairs, preventative maintenance on HVAC systems and controls, filter replacements, general equipment lubrication, maintain machinery equipment and other materials, painting, locksmith work, basic carpentry, and construction.
- Ability to read and understand drawings, diagrams, schematics, and equipment manuals.
- Follow all applicable workplace laws, regulations, and standards, including the understanding and use of workplace chemicals, SDS/MSDS sheets, personal protective equipment, safe storage usage, and disposal of hazardous materials.
- Document and record all completed work orders in a neat and organized manner.
- Available to work extended shift periods, weekends, non-regular work periods, and/or holidays as needed, be "on call", and respond to emergency situations.
- Must be able to travel to other business locations, as needed.

We are seeking a Building Maintenance Technician to join the Fiddler’s Family. This role will leverage your expertise in general maintenance to ensure the seamless operation of our property's buildings, while also delivering attentive and friendly service as you fulfill service requests.
The PM Building Maintenance Technician is tasked with executing all maintenance and engineering responsibilities, which include repairing furniture and equipment, lighting, plumbing, HVAC systems, windows, flooring, locks, and painting. This role encompasses the upkeep of the Clubhouse, company residences, and other structures associated with the organization. This position is designated for shifts that are open Saturday and Sunday and on Monday and Tuesday from 2:00 PM to 10:00 PM.
Essential functions of a PM Building Maintenance Technician include:
- Maintains a positive work atmosphere through effective communication, creating a welcoming and engaging environment for everyone.
- Responds to maintenance requests and troubleshoot issues promptly and courteously.
- Performs routine maintenance tasks such as painting, minor plumbing, carpentry and electrical repairs (where a licensed contractor is not required).
- Assists in the inspection and maintenance of HVAC systems and Fire Protection Systems to ensure proper functioning.
- Conducts regular inspections of the premises to identify and address maintenance needs, ensuring cleanliness, safety and other standards are consistently upheld.
- Maintains records of maintenance activities and report any major issues to the supervisor.
- Oversees all work performed by external contractors, providing project status updates to the Building Maintenance Manager and Director of Grounds and Facilities.
- Applies preventative measures to the building to reduce the risk of future problems including electrical systems, plumbing, roofing, elevators and all other club facilities.
- Assists with maintaining our inventory of maintenance supplies, parts, and items essential for completing work orders.
- Assists with keeping the maintenance supply room organized and tidy at all times.
- Assists in any scheduled or pop-up remodeling projects throughout property.
- Ensures compliance with safety regulations and building codes.
- Works within our safety guidelines and best practices.
- Fixes potential safety hazards to avoid injuries.
- Assists in setting up and dismantling equipment for events and meetings.
- Assists in preparing for, setting up and dismantling equipment, displays and decorations for special events, parties, tournaments, as requested by leadership.
- Provides recommendations for necessary capital expenditures and special maintenance or repair enhancements.

- Perform appliance installation, plumbing repairs, cabinet and carpentry fixes, painting and drywall touch-ups, lighting and electrical troubleshooting, HVAC maintenance, and general building upkeep.
- Operate out of a company-provided truck with all necessary tools supplied.
- Maintain clear documentation of completed work and communicate effectively with operations.
- Ensure all work is completed with sensitivity to the needs of residents in assisted living environments.
- Serve as the sole technician initially, with the opportunity to lead and mentor a second technician as the department expands.
- Proven experience in residential property maintenance or a related field.
- Strong troubleshooting skills across multiple trades such as electrical, plumbing, HVAC, and mechanical.
- Ability to work independently and manage time effectively.
- Excellent communication and organizational skills.
- Valid driver’s license and clean driving record.
- Experience in facility and building maintenance.
- Ability to effectively lead and mentor new team members.
