Position/Project Overview: 
This project requires oversite on the construction of a 1,755 s.f. addition to an existing Child Development Center (CDC) building, along with alteration work to an existing reception area and an existing classroom, and incidental related work.
 

Responsibilities and Duties:

  • Provide technical assistance and support to CO during construction. 
  • Read, interpret and understand the construction contract plans and specifications.
  • Arrange, attend and facilitate a variety of meetings, including weekly meetings at the project site. 
  • Document issues encountered and problems experienced with the construction contractor. 
  • Review contractor's baseline and progress schedules.
  • Draft project related correspondence for the client to review and issuance.

  • Knowledge and experience in historical preservation projects.
  • Knowledge in construction practices including applicable building codes, applicable safety regulations, cost breakdown estimating and negotiating, and technical writing.
  • OSHA 30 construction safety training preferred.

The ability to lift up to 25 pounds and wear personal protective equipment is essential. Frequent travel to the job site(s) is also required.

  • Monitor Construction Contractor compliance with Accident Prevention Plans (APP), Asbestos hazard Abatement Plan (AHAP), and applicable safety requirements.
  • Inspect the work of the construction contractor for progress, workmanship, quality and conformance with contract documents, applicable building codes and safety standards.
  • Deliver reports, reviews, evaluations, design work, etc. to CO.
  • Review, analyze, and assist in preparing cost estimates.
  • Review and process Construction Contractor's RFIs and assist in resolution, draft response, tracking, and follow up.

Required Education, Knowledge and Skills:

  • Minimum four (4) year Bachelor’s degree in Engineering, Construction Technology, Construction Management or other related field preferred.
  • Minimum of five (5) years of relevant construction and/or engineering work experience demonstrating knowledge and experience in construction management.
  • Proven experience in the restoration and rehabilitation of National Historic Landmarks or similarly significant historic structures preferred.
  • Demonstrated expertise in managing projects involving crane operations and heavy lifting activities in accordance with safety regulations.
  • Strong communication and reporting skills, with a track record of timely coordination with Architecture/Engineering (A/E) teams and National Park Service (NPS) Contracting Officer’s Representatives to support quality control objectives preferred
  • Experience working on federally funded projects or within historic and environmentally sensitive sites strongly preferred
  • Proficient in evaluating detailed cost estimates and contractor proposals, including breakdowns of labor, equipment, materials, overhead, and profit.
  • Skilled in identifying, defining, and documenting scope changes due to owner direction or differing site conditions.
  • Experience supporting or conducting technical negotiations with contractors, including scope, cost components, and terms.
  • Ability to interpret construction schedules and accurately assess and document project progress.

We are seeking a Director of Construction Management to lead AHC’s construction oversight efforts and ensure the successful delivery of affordable housing projects across our portfolio.

This leadership role is responsible for supervising the Construction Management team, resolving construction-related issues, and managing relationships with contractors, architects, engineers, lenders, and equity partners. The Director will oversee project progress, ensure compliance with regulations, and deliver high-quality, on-time, and on-budget construction outcomes that align with AHC’s mission.

Key Responsibilities

Project Management

  • Oversee construction projects across AHC’s portfolio, ensuring on-time, on-budget, and high-quality delivery.

  • Manage relationships with contractors, architects, engineers, lenders, and equity partners.

  • Resolve construction-related issues, evaluate change orders, and ensure compliance with regulations (including Davis-Bacon requirements).

  • Lead renovation planning, budgeting, and scheduling in collaboration with internal and external partners.

  • Ensure thorough documentation and quality assurance through site inspections and project close-outs.

Leadership & Team Development

  • Supervise, mentor, and evaluate Construction Management staff.

  • Build a positive, collaborative, and innovative team culture aligned with AHC’s values.

  • Oversee hiring, training, and professional development to ensure team success.

  • Implement effective communication strategies to support productivity and problem-solving.

Budget & Financial Oversight

  • Collaborate with the COO to prepare and manage the Construction Management annual budget.

  • Monitor revenues and expenses, providing quarterly updates on budget performance.

  • Develop and evaluate fee structures for construction management services.

Qualifications
  • Bachelor’s degree in construction management, engineering, or architecture preferred (experience may substitute for education).

  • Minimum 7 years of construction management experience, including 5+ years supervising staff in a fast-paced environment.

  • Experience with budgeting, cost estimates, and project oversight throughout the construction process.

  • Ability to read and interpret contracts, plans, diagrams, and manuals; familiarity with AIA documents.

  • Knowledge of housing compliance, regulatory requirements, zoning, construction finance, and property/asset management procedures.

  • Strong math, analytical, and communication skills, with proficiency in Microsoft Office and construction software.

  • Proven ability to problem-solve, manage portfolios, and exercise sound judgment.

  • Valid driver’s license; willingness to travel to construction sites.

This position offers a hybrid work schedule: staff are onsite on core days (Monday, Tuesday, and Thursday) and may work remotely on Wednesday and Friday. The Director will also travel to construction sites as needed.

THE CONSTRUCTION MANAGEMENT INTERN POSITION: Intrinsic Development is looking to hire a Construction Management Intern to to support our Project Management Team with pre-construction initiatives such as bid invitations, document organization and various construction office tasks for upcoming projects we have in queue.

CONSTRUCTION MANAGEMENT INTERN RESPONSIBILITIES:

  • Assist the Project Manager and Superintendent with the construction process from concept through completion.
  • Gain knowledge and understanding for completion of projects on time and on budget.

  • Learn the process of bidding, estimating and securing subcontractors for projects through our Procurement/Estimating department.
